Why furnish and style an empty property?
Empty properties appear much smaller than furnished properties.
For instance, a prospective buyer might assume that an open-plan area in an unfurnished property is only big enough for a living room, when really it would easily fit a dining suite as well. A furnished property shows buyers what furniture configuration will work in which areas.
Prospective buyers spend less time at open inspections in empty properties than they do in furnished properties.
A furnished property invites a prospective buyer to spend some time ‘experiencing’ the property. Unfurnished properties can be dismissed with a glance.
Empty properties give the impression that the property has been on the market for a long time, even when this is not the case.
An empty property can lead prospective buyers to assume that the vendor has moved on and is therefore desperate to sell. They may believe that they can offer less than the asking price as the offer might be tempting for an owner who has already purchased elsewhere.
Empty properties are harder to get emotionally attached to.
They are not welcoming or easily pictured as a ‘home’.
A property that is styled with furniture to suit the aspirations of the target buyer will immediately invoke an emotional response from the right buyers.
Prospective buyers will be able to picture themselves living in the property or investing in it to attract a particular type of tenant.

Price depends on the size of property and the amount of furnishings required:
1 bedroom apartment- $2,200-$3,000
2 bedroom apartment/house- $3,000-$3,750
3 Bedroom+ apartment/house- $3,750- $5,500
Prices are for a 5 week campaign and include GST, insurance, stamp duty and 2-way delivery.
Subsequent hire will be charged on a weekly basis
